Abstract

Meningkatnya angka jumlah penduduk yang tidak diimbangi dengan ketersediaan hunian menjadikan angka backlog perumahan di Indonesia tinggi, ditambah dengan mobilitas penduduk yang tinggal tidak menetap di daerah menjadikan kebutuhan akan hunian sementara ikut meningkat. Berdasar data dari Badan Pusat Statistika (BPS) Kabupaten Sleman, angka migrasi ke daerah mengalami peningkatan setiap tahunnya. Angka migrasi turut andil pada pergeseran struktur sosial masyarakat yang ada di Kabupaten Sleman. Berdasar pada beberapa isu tersebut, Dinas Pekerjaan Umum Dan Perumahan dan Kawasan Permukiman (DPUP-KP) Kabupaten Sleman berencana membangun rumah susun sewa dengan tetap memperhatikan struktur sosial masyarakat. Perancangan rumah susun sewa akan mengacu pada data lapangan yang telah dianalisis, serta mengacu pada konsep arsitektur perilaku. Proses perancangan rumah susun sewa akan memperhitungkan kondisi tapak yang kemudian difokuskan pada penyediaan ruang-ruang komunal untuk memicu terjadinya interaksi sosial antar pengguna, dengan penyusunan organisasi ruang tetap menyesuaikan lingkungan sekitar tapak. Selain dirancang sebagai hunian sementara yang memperhatikan interaksi antar pengguna, rumah susun sewa juga dirancang dengan memperhatikan keadaan kawasan guna menyeimbangkan kondisi alam dengan kondisi pengguna. Sehingga tidak terjadi ketimpangan kondisi yang signifikan antara kawasan dan pengguna. The increasing population is not balanced with housing availability, resulting in a high housing backlog in Indonesia. Moreover, the mobility of people who do not live permanently has increased the need for temporary housing. Based on data from Indonesia Statistics (BPS) of Sleman Regency, the migration rate to the regions has increased each year. Migration rates contribute to the shift in the social structure of society in the Sleman Regency. Based on these issues, the Public Works and Housing and Settlement Areas Office (DPUP-KP) of Sleman Regency plans to build a low-cost rented apartment while considering the social structure of the community. The design of this building will refer to the analyzed field data and behavioral architectural concepts. The process of designing the low-cost rented apartment will pay attention to the condition of the site, which is then focused on providing communal spaces to support social interaction between users by arranging spatial arrangements that adapt to the environment around the site. In addition to being used as temporary housing that pays attention to the interaction between users, the low-cost rented apartment is also designed by taking into account the condition of the site to balance natural conditions and user conditions. Therefore, there is no significant disparity in conditions between the environment of the site and users.
