Abstract

Proyek Pembangunan Perumahan Rock Regency berlokasi di Dusun Karang Tengah Lor, Desa Margosari, Kecamatan Pengasih, Kabupaten Kulon Progo, Provinsi Daerah Istimewa Yogyakarta. Proyek ini merupakan proyek rumah tanpa subsidi yang dilaksanakan oleh PT. Bahtera Penta Wijaya. Pada proyek ini akan dibangun perumahan 1 lantai dengan luas bangunan 36 m2 sebanyak 49 unit dan 60 m2 sebanyak 28 unit di atas tanah seluas 10.280 m2. Ada berbagai aspek yang bisa ditinjau dalam melakukan analisa kelayakan, salah satunya adalah analisa kelayakan investasi. Hal ini bertujuan agar proyek yang telah dirancangkan dapat berjalan dengan lancar dan mendapat keuntungan yang maksimal. Analisa kelayakan investasi ini meliputi pemasukan dan pengeluaran proyek. Kelayakan investasi ditentukan berdasarkan nilai Net Present Value (NPV) dan Internal Rate of Return (IRR). Metode tersebut diolah menggunakan software Microsoft Excel. Berdasarkan hasil analisa, pembangunan perumahan ini secara finansial investasi adalah belum layak. Belum dikatakan layak karena dari 77 unit rumah masih terjual 45 unit dalam waktu 5 tahun, sedangkan pembangunan perumahan ini akan mengalami titik impas (BEP) setelah menjual 55 unit rumah dan masa balik modal (PP) 5,8 tahun atau 69 bulan. Untuk hasil analisa menggunakan metode Net Present Value (NPV) sebesar -Rp. 1.270.463.137 < 0 dan metode Internal Rate of Return (IRR) sebesar -57% < MARR sebesar 20%. Tetapi jika seluruh unit terjual habis maka pembangunan perumahan ini dapat dikatakan layak dikarenakan sudah mencapai titik impas, dengan catatan semakin lama rumah terjual habis maka nilai NPV dan IRR akan semakin menurun. Investment feasibility is determined based on the value of Net Present Value (NPV) and Internal Rate of Return (IRR). The method was processed using Microsoft Excel software. Based on the results of the analysis, the construction of this housing investment is not financially feasible. It has not been said to be feasible because of the 77 housing units, 45 units were still sold within 5 years, while the housing development will experience a break-even point (BEP) after selling 55 housing units and a payback period (PP) of 5.8 years or 69 months. For the results of the analysis using the Net Present Value (NPV) method of -Rp. 1,270,463,137 < 0 and the Internal Rate of Return (IRR) method of -57% < MARR of 20%. However, if all units are sold out, the housing development can be said to be feasible because it has reached the break-even point, with a note that the longer the house is sold out, the NPV and IRR values will decrease.
