Abstract

Dalam melakukan sebuah investasi diperlukan ketelitian serta analisis mengenai penanaman modal, terlebih investasi pada tahapan konstruksi gedung, sehingga diperlukan perencanaan yang matang serta analisis yang memadai agar tidak timbul kerugian pada pemilihan investasi tersebut sehingga dapat dinyatakan layak untuk di investasi kan. Pada studi kasus yang diteliti yaitu proyek pembangunan Asrama mahasiswa unires putra Universitas Muhamadiyah Yogyakarta (UMY). Dalam penelitian ini menggunakan metode Expected monetary value (EMV). Metode tersebut merupaka salah satu metode kuantitatif untuk menganalisis risiko berdasarkan peluang, dampak, dan estimasi besarnya kerugian atau. Berdasarkan hasil perhitungan moneter estimasi nilai dari dampak besaran risiko diperoleh tingkat dampak berpengaruh pada kenaikan biaya investasi sebesar 17,08% atau Rp. 775.511.467 (Tujuh Ratus Tujuh Puluh Lima Juta Lima Ratus Sebelas Ribu Lima Ratus Rupiah). Pada sub variabel risiko tahapan konstruksi diketahui risiko kenaikan investasi terbesar terdapat pada Pada tahap konstruksi terdapat tiga tingkatan risiko kerugian tertinggi pada sub variabel, risiko kerugian tertinggi tersebut terdapat pada sub variabel pembangunan persentase nilai sebesar 52,57% Lalu sub variabel peralatan persentase nilai sebesar 33,10% dan sub variabel force majeur persentase nilai sebesar 14,34% dengan hasil tingkat faktor risiko sebesar 0,652 sehingga kategori risiko dapat diklasifikasi kan pada resiko sedang. Sedangkan untuk metode kelayakan investasi menggunakan metode metode Benefit Cost Ratio (BCR) diketahui bahwa didapatkan nilai BCR yang >1 di angka 1,18. This case study examines the construction project for male students' dormitories at Muhamadiyah University of Yogyakarta (UMY). In this research, the Expected Monetary Value (EMV) method is used. This method is a quantitative method for analyzing risk based on opportunities, impacts and estimates of the amount of loss or loss. Based on the results of the monetary calculation of the estimated value of the impact of the risk magnitude, it was found that the level of impact on the increase in investment costs was 17.08% or Rp. 775,511,467 (Seven Hundred Seventy-Five Million Five Hundred Eleven Thousand Five Hundred Rupiah). In the construction stage risk sub-variable, it is known that the risk of the largest increase in investment is in the construction stage, there are three levels of highest risk of loss in the sub-variables, the highest risk of loss is in the construction sub-variable, the percentage value is 52.57%. Then the equipment sub-variable, the percentage value is 33. 10% and the force majeure sub variable percentage value is 14.34% with a resulting risk factor level of 0.652 so that the risk category can be classified as medium risk. Meanwhile, for the investment feasibility method using the Benefit Cost Ratio (BCR) method, it is known that the BCR value is >1 at 1.18.
