Abstract
ABSTRAK Dalam meningkatkan efisiensi dan efektivitas kegiatan pembangunan gedung dan bangunan di bidang konstruksi, diperlukan suatu sarana dasar perhitungan harga satuan yaitu Analisa Biaya Konstruksi. Analisa biaya kontruksi yang selama ini dikenal diantaranya analisa BOW, SNI dan kontraktor. Latar belakang pengambilan metode bow ini guna mengetahui apa kekuragan dari analis metode BOW agar kedepanya metode ini tidak digunakan lagi karena memiliki koefisien pekerjaan yang besar serta tidak terupdate dengan kebutuhan dalam manajemen kontruksi sekarang ini. Untuk mendapatkan harga satuan pekerjaan yang diharapkan maka kedua metode tersebut dibandingkan untuk mendapatkan anggaran biaya yang efisien dan dapat dipertanggung jawabkan. Dalam tugas akhir ini penulis mengangkat kasus pekerjaan beton bertulang pada proyek pembangunan Apartemen Pertamina Refenery Unit (RU4) Cilacap. Dalam penyusunan harga satuan pekerjaan diperlukan data-data yang mendukung diantaranya gambar bestek, RAB, RKS, daftar harga bahan dan upah pada daerah penelitian. Dari perhitungan analisa harga satuan yang dilakukan didapatkan perbandingan harga satuan bahan, upah dan pekerjaan beton bertulang antara metode BOW dan SNI. Hasil perhitungan harga satuan pekerjaan stuktur atas untuk metode BOW adalah sebesar Rp.16.357.229.949,33 sedangkan metode SNI Rp.15.725.816.293,64 dimana harga satuan yang terbesar terihat pada harga satuan bahan dan upah pembesian sehingga dapat disimpulkan bahwa komponen pekerjaan beton bertulang yang paling signifikan mempengaruhi besarnya harga satuan pekerjaan adalah pekerjaan pembesian dan metode yang paling efektif untuk digunakan adalah metode SNI. ABSTRACT In order to increase the effectiveness and efficiency of building construction and any buildings in construction field, a basic calculation of unit rate in which Construction Cost Analysis is needed. The analyses which have been known are BOW, SNI, and contractor analysis. The reason for choosing BOW analysis method is to discover its deficiency. Thus, to expect this method is not used anymore in the future due to the big coefficient of work and it is not updatable with recent construction management. In order to obtain the expected unit rate, both of the methods are compared to draw an efficient and reliable budget. In this thesis, the researcher brings the case of reinforced concrete work on the construction of Pertamina Refenery Unit (RU4) apartment Cilacap. In arranging unit rate, it needs some supporting data such as bestek picture, RAB, RKS, material cost and salary in the research area. From the unit rate calculation, the comparison of material unit price, salary, and reinforced concrete work between BOW and SNI methods are obtained. The result of structure unit rate for BOW method is in amount of Rp.16.357.229.949,33 meanwhile, for SNI method is in amount of Rp.15.725.816.293,64. It shows the biggest unit rate is in material unit price and supporting foundation cost. In consequences, it can be concluded that the component of reinforced concrete work which significantly influence the amount of unit rate is supporting foundation, while the most effective method is SNI.
