Abstract
ABSTRAK Suatu proyek konstruksi pastinya akan mengandung banyak permasalahan yang rumit. Salah satu permasalahan yang akan dihadapi jasa konstruksi yaitu apabila proyek tidak segara terselesaikan pada waktu yang telah ditentukan. Risiko dalam suatu proyek menjadi salah satu faktor yang harus diperhatikan baik secara internal maupun eksternal. Pada penelitian ini bertujuan untuk untuk memperoleh faktor risiko dominan yang paling mempengaruhi kontraktor pada proyek pembangunan Hotel Manohara Yogyakarta. Metode untuk pengambilan data penelitian dilakukan dengan cara wawancara untuk melakukan validasi dan melakukan Focus Group Discussion (FGD) umtuk penilaian indikator risiko yang telah tervalidasi dengan perwakilan staff kontraktor.Penyelesaian analisis penelitian menggunakan metode Threshold Risk dan Analytical Hierarch Process (AHP). Berdasarkan hasil wawancara didapatkan 79 indikator risiko dari 14 variabel risiko utama. Hasil penelitian menunjukkan dari identifikasi indikator risiko dari 14 variabel risiko utama didapatkan 9 indikator risiko masuk dalam kategori extreme risk, 17indikator risiko masuk kategori significant risk, 30 indikator risiko masuk dalam kategori moderate risk dan sebanyak 23 indikator risiko termasuk dalam kategori low risk. Faktor risiko yang dapat mempengaruhi kinerja proyek pembangunan Hotel Manohara Yo gyakarta terdiri dari 14 faktor. Variabel utama yang menjadi risiko dominan dalam metode threshold yaitu risiko manajemen dengan nilai risiko sebesar 38.67%. Sedangkan variabel yang menjadi risiko dominan dalam metode AHP yaiturisiko lokasi proyek dengan nilai risiko sebesar 0.1387 atau sebesar 13.87%. Hasil komparasi metode threshold risk dan Analytical Hierarch Process (AHP) menunjukkan bahwa risiko utama mempunyai persamaan hanya sekitar 7 % pada risiko K3 yang berada pada rangking kedua dari 14 risiko utama. Abstract A construction project will certainly contain many complex problems. One of the problems that will be faced by construction services is if the project is not immediately completed at the specified time. Risk in a project is one of the factors that must be considered both internally and externally. In this study, the aim of this research was to obtain the dominant risk factors that most influence the contractor in the construction project of Hotel Manohara Yogyakarta. The method for collecting research data was carried out by interviewing to validate and conducting a Focus Group Discussion (FGD) for the assessment of validated risk indicators with representatives of contractor staff. Completion of research analysis used the Threshold Risk and Analytical Hierarch Process (AHP) method. Based on the results of the interview, it mentioned 79 risk indicators from 14 main risk variables. The results showed that from the identification of risk indicators from 14 main risk variables, 9 risk indicators were included in the extreme risk category, 17 risk indicators were categorized as significant risk, 30 risk indicators were included in the moderate risk category and as many as 23 risk indicators were included in the low risk category. The risk factors that can affect the performance of the Manohara Yogyakarta Hotel construction project consisted of 14 factors. The main variable that became the dominant risk in the threshold method was management risk with a risk value of 38.67%. Meanwhile, the variable that was the dominant risk in the AHP method was the project location risk with a risk value of 0.1387 or 13.87%. The results of the comparison of the threshold risk method and the Analytical Hierarch Process (AHP) showed that the main risk had the same only about 7% of the K3 risk which was ranked second of the 14 main risks.
