Abstract

Beberapa bangunan bertingkat yang terletak di Yogyakarta didesain khusus sehingga mempunyai ketahanan terhadap gempa bumi. Bangunan dirancang sesuai dengan pedoman yang berlaku di Indonesia agar didapatkan bangunan tahan gempa yang sesuai dengan syarat dan ketentuan. Selain kekuatan, efektivitas biaya dalam pembangunan juga harus dipertimbangkan. Rencana Anggaran (RAB) dan biaya pemeliharaan juga menjadi tolak ukur dalam suatu perencanaan pembangunan. Pondasi merupakan struktur bawah yang didesain khusus untuk menahan beban diatasnya dan disalurkan ke lapisan tanah. Sedangkan proses desain suatu struktur pondasi adalah meliputi proses pengambilan keputusan mengenai pemilihan jenis pondasi, letaknya pada tanah, penentuan ukuran atau dimensi pondasi, hingga pelaksanaan konstruksinya.Penelitian tugas akhir dilakukan dengan meredesain struktur pondasi sumuran pada Gedung Hotel Patra Malioboro menjadi pondasi telapak gabungan untuk mengetahui nilai penghematan yang didapatkan setelah dilakukan value engineering menggunakan analisa harga satuan yang mengacu pada Permen PUPR no.28 tahun 2016. Serta mengetahui apakah pondasi telapak gabungan dapat digunakan sebagai pengganti pondasi sumuran.Berdasarkan hasil analisis didapatkan nilai pondasi sumuran sebesar Rp1,763,029,351 dan biaya dari hasil redesain pondasi telapak sebesar Rp837,200,994. Besar penghematan yang didapat sebesar Rp929,828,356 dengan persentase sebesar 47,48%. Sedangkan biaya pada rencana anggaran biaya pondasi sumuran kontraktor adalah Rp1,843,485,740 didapatkan selisih sebesar Rp80,456,389 deviasi biaya pada rencana anggaran biaya kontraktor lebih besar 4,5%.. While the design process of a foundation structure includes the decision-making process regarding the selection of the type of foundation, its location on the ground, determining the size or dimensions of the foundation, to the implementation of its construction. the value of savings obtained after value engineering is carried out using unit price analysis which refers to the PUPR Ministerial Regulation no. 28 of 2016. And knowing whether the combined foot foundation can be used as a substitute for the well foundation. the result of the redesign of the footing foundation is Rp. 837,200,994. The amount of savings obtained is Rp. 929,828,356 with a percentage of 47.48%. While the costs in the contractor's well foundation budget plan are Rp. 1,843,485,740, the difference is Rp. 80,456,389.
